What Happens After Bidding Closes


We produce a shortlist of all the bids for each property.  In general the person at the top of the list will be nominated to the landlord for an offer.

Before this happens, we will check the details ofthe succesful bidder to ensure that they are eligible for the prroperty they have bid for. This may include a home visit.  If the details are not correct or have changed, we may not nominate the person at the top of the list.

Once we have completed these checks, we send details of the bidder at the top of the list to the Housing Association.

Sometimes we can not send the details of the person at the top of the list.  This could be because:

  • There is a local lettings agreement for that property;
  • The bidder has rent arrears with another landlord or
  • Where a risk assessment is carried out by the Housing Association that raises serious concerns about the Association's ability to manage that applicant's tenancy.

The Housing Association may decide not to make an offer to a bidder.  This could be because:

  • Making the offer would be against the rules by which the Housing Association is governed or
  • They are concerned about how suitable that property is for the bidder.

If the Housing Association decides not to make an offer, we will write to the bidder to explain the reasons.

Where the property does not go to the bidder at the top of the list, we send the details to the next eligible bidder, and so on until the property is let.

If the Housing Association decides to offer the property to a bidder:

  • They will send a letter making a formal offer;
  • They will invite the bidder to visit and view the property;
  • They will give a time limit (at least 5 working days) for you to decide if you want to accept the offer and
  • If you do not reply within the time allowed, the Housing Association will take this as a refusal.

We work hard to make sure that properties are not left empty for longer than needed.  We ask you to help us in this by keeping to the time limits that are set.
